Property Search:  I will meet with you with my computer and have you look at the Realtor side of the multiple listing service. We will search for properties that meet your needs. Or I can send you listings that meet your needs through email.  You will see all the property details that the public web sites do not show you.   I will set up the auto email system for you to receive new listings as soon as they hit the market, Including coming soon listings.   I will set up the showing appointments and show you as many properties as needed.

Market Data:  Once you find the home you are interested in. I will help you determine the value of the home. We are now in a Buyers Market with sellers willing to negotiate.   

Purchase offer & Negotiating:  Using the standard  purchase contract put out by the Arizona Association of Realtors, I will write the offer.  I will help structure the offer with favorable terms for you. Including purchase price, earnest money deposit , your financing  , inspection periods, Title and escrow instructions, home warranty, closing and possession dates. Along with other factors .  As an agent working for you I will negotiate with the seller's agent until we have an agreement that you are satisfied with.

Handling the Details:  A lot has to happen between signing the purchase offer and moving into your new home. There are usually about 10 or so people that will touch your file.   I will handle the closing process details.  This includes but is not limited to opening escrow, sending the fully executed contract to your lender, and the title company. I will recommend a home inspector and help you set up the inspection within the time frame.  Negotiate any repairs you are asking the seller to do,   Review the title history for defects in title.  Keeping track of your lenders progress and title company's progress.  reviewing all documents.  Helping you with the final closing procedure.  Give you a key at closing
